The Dizzying Progress of a Fifth Avenue Loft.
Douglas Elliman is currently offering apartment 3CDE at 1255 Fifth Avenue, a prewar condominium at the corner of 107th street. Aside from being one of the very few condominiums on the avenue, the 3,000+ square foot unit is distinguished by 15 foot ceilings in the entertainment area and master bedroom, both of which have magnificent park views from six large windows. Broker Amanda Johne’s listing elaborates on the property nicely and is certainly the most detail oriented of many written for it.
The current offering first appeared as 3ABCD with Corcoran almost a year ago, the asking price was $4.44. Simultaneously, Corcoran was marketing 3ABCDE with an asking price of $5.3. The apartments have since been offered in every conceivable permutation. While 3AB, the most compelling portion of the original offering was successfully sold by Corcoran, brokers have visibly struggled with marketing the remainder of the lot. 3CDE has now reappeared with Elliman after some superficial renovations.
PROS: Offered in the midst of a redevelopment of upper Fifth Avenue, Central Park, prewar condominium, unique architectural features, outdoor space, proximity to hospital.
CONS: Proximity to hospital, lack of neighborhood, public spaces in the building are a tremendous disappointment.
